Tax Rate

Information about the District required by Section 26.18, Texas Tax Code, created by Senate Bill 2 (also known as the Texas Property Tax Reform and Transparency Act of 2019), is available here: https://bli-tax.com/harris-county-mud-501

For the 2025 tax year, Harris County MUD 501 levied a total ad valorem tax of $0.5972 on each $100 of taxable property within Harris County MUD 501 consisting of the following three components:

  • $0.39 to pay the District’s contract tax
  • $0.145 to pay the District’s debt service
  • $0.0622 to fund the District’s maintenance and operation expenditures

The event is scheduled for Saturday, April 20, 2019, from 9:00 a.m. to 12:00 p.m. in the Lakehouse Parking Lot, at 10000 Towne Lake Parkway, Cypress, Texas 77433.

All residents are welcome to attend. A copy of the invitation also will be included in upcoming utility bills.

West Harris County Regional Water Authority Notice of Fee Increase

Please see the attached Notice of Fee Increase from the West Harris County Regional Water Authority (the “Authority”), stating that the Authority has increased its mandated surface water fee from $3.10 per 1,000 gallons, to $3.35 per 1,000 gallons, effective January 1, 2019. This fee, reflected as a separate line item on your water bill, is paid to the Authority and is used to pay for capital and operation costs of its existing surface water delivery infrastructure and the capital costs of additional new surface water delivery infrastructure. The Authority delivers surface water to your district.

West Harris County Regional Water Authority Notice of Anticipated Fees for 2019

Please see the attached Notice of Anticipated Fees from the West Harris County Regional Water Authority (the “Authority”), stating that the Authority intends to increase its mandated surface water fee from $3.10 per 1,000 gallons, to $3.35 per 1,000 gallons, effective January 1, 2019. This fee, reflected as a separate line item on your water bill, is paid to the Authority and is used to pay for capital and operation costs of its existing surface water delivery infrastructure and the capital costs of additional new surface water delivery infrastructure. The Authority delivers surface water to your district.

The Notice states that the Authority expects to consider adoption of the proposed surface water fee at its November 14, 2018, Board of Directors meeting.

Wildlife Management in Harris County MUD 500 Lakes

On October 31, 2018, MUD 500 received a report of a sighting of an approximately 4’ alligator in the southern portion of MUD 500’s lakes, off of Hamilton Hills Drive near the boat docks. On November 1, 2018, MUD 500 received an additional report of a sighting of an alligator in the same portion of MUD 500’s lakes, near the Hamilton Hills Drive bridge. MUD 500 immediately notified its wildlife management contractor of the sightings and directed the trapper to actively monitor for an alligator and, if one is located, to immediately remove it upon obtaining the required nuisance permit from the Texas Parks and Wildlife Department.

MUD 500 continues to request that residents report any sightings of alligators to its operator, Environmental Development Partners, at (832) 467-1599. MUD 500 immediately notified its wildlife management contractor of the sighting and directed the trapper to actively monitor for an alligator and, if one is located, to immediately remove it upon obtaining the required nuisance permit from the Texas Parks and Wildlife Department.

On August 28, 2018, MUD 500 received a report of a sighting of an approximately 3’ to 4’ alligator on the morning of August 26, 2018, underneath the Tuckerton Bridge, west of the intersection of Tuckerton Road and Towne Lake Parkway. MUD 500 immediately notified its wildlife management contractor of the sighting and directed the trapper to actively monitor for an alligator and, if one is located, to immediately remove it upon obtaining the required nuisance permit from the Texas Parks and Wildlife Department.

Coming Soon – New Online Customer Portal

On September 15, 2018, the new online customer portal will be available for making water bill payments. After this date, you can create an account by visiting www.hcmud501.org and following the instructions below. Make individual or automatic payments online for a $1.00 fee, when paying by eCheck from a bank account or a 3% fee when paying by credit or debit card. If you made electronic payments in the past the previous website will redirect you to the new payment portal.

How to create an account:

  1. Go to www.hcmud501.org
  2. Click on Pay Your Water Bill
  3. Click on link under Web Payments
  4. Click on Sign up now
  5. Follow online instructions beginning with your security code from your most recent water bill.

Changes to Our Auto-Pay Program

We are moving our auto-pay program to the Online Customer Portal beginning September 15, 2018. This change will not disrupt auto-payments set up through our original payment program and no action is required.

After September 15, 2018, we encourage you to sign on to the new customer portal and confirm/update your account information. If no changes are made by customer auto-pay will continue as originally set up.
